The field guide / ANALYSIS

Five questions. A much better first meeting.

A useful interview moves past credentials and into the way your transaction will actually be handled.

Who will be responsible for my file?

Ask for the lead representative and the backup arrangement. Clarify who you should call with a decision, a concern or a time-sensitive question. A team structure is only useful to you when the roles are understandable.

Which properties would you compare mine with?

Ask for the reasoning, not just an estimated number. Discuss differences in location, condition, layout and timing. For a purchase, use the same question to understand the advice behind a possible offer.

What exactly is included?

Put the proposal into plain language: research, preparation, photography, showings, feedback, negotiation and coordination. Ask which tasks are included, which depend on third parties and which involve additional costs.

How will I know what is happening?

Agree on a realistic communication rhythm and the information you need at each stage. Ask who provides updates when the lead representative is unavailable and how urgent choices are escalated.

What would make you change your recommendation?

This question tests whether the advice can respond to evidence. A useful answer identifies the assumptions behind the plan and the information that would prompt reconsideration.

Write down the answers and compare the same questions across candidates. Confirm current licensing and review the agreement before making a commitment.
