Luxury representation starts with a better brief.

Presentation matters. So do pricing logic, privacy, access and the person accountable for the details.

Make the property the centre of the discussion.

A luxury label is a beginning, not the whole case for hiring someone. Ask how the proposed approach fits the home: its location, architecture, condition, price range and likely buyer considerations. A general presentation should become specific when you introduce the property.

For a distinctive home, ask which comparable properties are genuinely relevant and where the comparisons become weaker. A representative should be able to explain the judgment behind the recommendation, including what new information would cause a revision.

Request a presentation plan you can inspect.

Ask to see the proposed photography, floor-plan, written-description and distribution brief. Who creates the material? Who approves it? How will the finished work accurately represent the property rather than relying on generic luxury language?

More deliverables do not automatically create a better plan. Compare their purpose, the audience they are meant to serve and how the team will report the response. Keep included services separate from optional costs.

Discuss privacy before launch.

Set expectations around public photographs, showing access, sensitive documents and communication. Ask how enquiries will be handled, who will attend showings and how you will receive feedback. The appropriate approach should reflect your priorities and the property.

The team and the individual are different decisions.

Use a luxury-focused profile to prepare more specific questions. It should not replace the conversation about relevant experience, availability and the actual scope of representation.
