A luxury shortlist should tell you something about the conversation you might have with each person on it. Beautiful homes make an appealing starting point. We want a clearer sense of what a practice brings into the room once a client begins asking questions.

Our Edmonton selection brings together an established fine-home focus, a team-led luxury presentation and an advisory background. Sally Munro, Mani Bagga and Paul Paiva each give us a different reason to look more closely.

01 · Sally Munro — a clear fine-home identity

Fine homes and estates sit at the centre of Sally Munro’s Edmonton presentation. Working with Century 21 Masters, she offers a clear starting point for readers whose search begins with a distinctive property and the question of how it should be understood.

We like a specialist proposition that a reader can understand quickly. For an owner of a distinctive home, the next conversation should move into the details of presentation, the likely audience and the work required before launch. Sally’s public fine-home identity gives a prospective client a clear place to begin that discussion.

02 · Mani Bagga — the team behind the presentation

Mani Bagga and The Bagga Team put a luxury-home collection, a marketing plan, neighbourhood resources and property videos into their public offering. The practice identifies with Royal LePage Magna. It is a broader team proposition, with several routes into the work.

There are several ways into that collection. A seller might begin with the marketing plan and ask how the team would organise a launch; a buyer might arrive through a neighbourhood or a particular home. The appeal is that connection between the property, its presentation and the people doing the work.

03 · Paul Paiva — start with the perspective

Paul Paiva brings together finance, homebuilding experience and an Edmonton luxury-advisory brief set out in his public materials. Elevate Realty Group identifies him as a founding partner and operates with Real Broker.

The appeal for us is the kind of conversation that combination invites. We would bring the home, its setting and the questions that remain unresolved, then ask how his background informs the next step. A useful advisor should be able to make a broad introduction specific to the property in front of them.

Three introductions, then a specific brief

Bring the same property brief to each practice you are considering. Ask what they would want to understand first, how they would explain the home to its audience and what should happen before the next decision. A shortlist is most useful when it helps someone have a better conversation.

The publication’s selections reflect our editorial assessment of the featured practices. About the publication and its relationships.

Luke Mori: beyond the lake view

An acreage in Harrop and a waterfront home in Kaslo give this Nelson agent’s property presentations two very different stories to tell.
