Good comparison goes deeper than a star rating. We separate local relevance, client experience, the people doing the work and the services being promised.
These are our proposed assessment weights—not scores awarded to the teams on this site. Numerical rankings stay unpublished until comparable evidence passes the eligibility checks.

01 / What is published today?
This edition contains ten city shortlists, each with three real teams or explicitly labelled team-led brokerages. Entries include an original summary, stated service focus, reason for inclusion, first-party source and a question to ask at an interview. It is an editorial selection—not a complete census of Canadian teams or a statistical identification of the three best performers.
Sources were reviewed for this edition on October 4, 2026. That is a source-review date, not a claim that every service, roster member, licence, testimonial or result was independently verified on that day. Websites can change. Follow the source and confirm current details before relying on them.
02 / Who chose the #1 placements?
Calgary: Real Estate Partners / REPYYC. REPYYC is affiliated with this directory’s publisher. The publisher instructed the first Calgary placement. It is displayed as a publisher pick with an affiliation disclosure—not as an independently calculated award.
Edmonton: Elevate Realty Group. Elevate is the publisher’s preferred first Edmonton selection. Paul Paiva also receives a publisher-selected luxury feature. Neither the team position nor the individual feature is presented as an independently established performance result.
Other entries are ordered alphabetically, ignoring an initial “The.” Numbering helps readers navigate the three selections; it is not a margin-of-performance estimate. An affiliated or selected label describes the editorial relationship; it does not, by itself, claim that the team paid for placement. Any paid placement must be labelled separately.
03 / What evidence would a measured ranking require?
The proposed weights above total 100%. They are a published research rubric, not a validated prediction of client outcomes. Before any numerical performance score is published, each material dimension must have comparable, attributable evidence.
- Eligibility first: establish the team’s identity, current roster, named licensed representatives, market boundary and the period being assessed. A whole brokerage must not be silently compared with a small team.
- Comparable observations: keep individual and team outcomes separate; define property type, geography, measurement window and inclusion rules. Do not add incompatible transaction counts or duplicate team-member results.
- Traceable evidence: record the source URL, publisher, observation date, access date, permitted use and which claim the source supports. First-party statements are not independent validation.
- Missing means missing: absent reviews, undisclosed production or an incomplete roster remain unknown. They do not become a made-up zero, a guessed score or a convenient average.
- Fair publication: apply the same evidence rules to affiliated teams and other candidates; disclose coverage gaps, limitations and material conflicts beside the result.
Until those requirements are met, the public status remains not scored. No current team has been assigned a numerical performance score under this framework.
04 / Why not simply use reviews or sales volume?
A review average without its source, sample, date and permission is not a sound basis for comparison. A large sales total can describe a different team size, market or measurement period. A polished website can show presentation quality, but it does not prove negotiation performance, response speed or client satisfaction.
We do not copy testimonial text without permission, fabricate review aggregates, manufacture credentials, assume licence status from a website or repeat an advertiser’s “number one” language as a directory finding.
05 / How should consumers use the shortlist?
Start with your actual property and goals. Interview the person who will represent you. Compare the proposed service package, availability, communication, local examples, responsibilities and agreement terms. For luxury, ask about relevant properties, buyer qualification, presentation and privacy; a luxury label here describes a service focus, not a separately verified credential.
Use the provincial licensing resources to check current registration. Read the agreement and ask about referrals, advertising and any commercial relationship relevant to your choice.
06 / Corrections and future editions
A team, agent or consumer can use the existing claim and correction process to supply a source and identify an error. A submitted change is not an automatic endorsement. New markets should be published only when three identifiable candidates and usable sources are available; empty markets should not be padded with invented entries.
This is a dated editorial edition, not a continuously monitored or automatically refreshed national ranking. Future factual changes require a new source check and an updated edition record.
